Building an equestrian arena is a significant investment, but the success of that investment begins long before the first load of stone arrives or the structure goes up.
It begins with proper site planning.
An arena can have premium footing, beautiful construction and state-of-the-art features, but if it is placed incorrectly on the property or the site is not properly engineered, owners can face drainage problems, unstable footing, erosion, excessive maintenance and expensive repairs.

1. The Right Location Can Determine the Success of the Arena
Not every open area on a horse property is a good location for an arena.
Before selecting the site, several factors should be evaluated, including:
- Existing topography and slope
- Soil characteristics and bearing capacity
- Natural drainage patterns
- Groundwater and wet areas
- Prevailing winds and sun exposure
- Access from barns and paddocks
- Equipment and emergency vehicle access
- Existing and future utilities
- Property setbacks and zoning requirements
- Potential future expansion
A properly planned arena works with the property rather than against it.
Sometimes moving an arena relatively short distance on a site can dramatically change the amount of excavation, fill, retaining work or drainage infrastructure required—and therefore change the cost of the entire project.

2. Drainage Should Be Designed Before the Arena Is Built
Water is one of the greatest threats to the long-term performance of an equestrian arena.
Surface water must be directed away from the arena, while the arena’s base and footing need to remain stable and consistent. Poor drainage can contribute to puddling, erosion, saturated base material, uneven footing, frost-related movement and premature deterioration.
This is why drainage should never be treated as something to address after construction.
Site planning evaluates where water originates, where it naturally wants to travel and where it can safely be directed.
Depending upon the property, an effective drainage strategy may include grading, swales, perimeter drains, underground drainage systems, culverts, stormwater management features or other engineered solutions.
For an indoor arena, roof runoff must also be considered. A large arena roof can collect a tremendous volume of water during a heavy rain event. That water needs somewhere to go without compromising the building foundation, arena base, driveways, paddocks or surrounding property.

3. The Arena Base Begins With the Existing Soil
Premium footing cannot compensate for a poorly constructed base.
Before designing the arena, it is important to understand the native soils beneath it. Different soils behave very differently under load and when exposed to water.
A well-designed arena typically consists of multiple components working together:
Subgrade → engineered base → riding surface → performance footing
The exact design depends upon site conditions.
Proper preparation helps prevent settlement, rutting, low areas and inconsistent footing depths. It also creates the stable foundation necessary for the riding surface above it to perform as intended.
When owners invest in sophisticated footing systems, the construction beneath that footing becomes even more important.
4. Grading Can Have a Major Impact on Construction Costs
One of the most overlooked aspects of arena planning is the amount of earthwork necessary to create a level building or riding platform.
A site that appears relatively flat may require substantial excavation once surveyed.
The goal is not simply to make the arena level. Good site planning attempts to balance cut and fill whenever practical, reducing the amount of material that must be hauled onto or away from the property.
Excessive excavation, imported fill, trucking and retaining structures can quickly increase construction costs.
Evaluating these conditions before finalizing the arena location allows owners to make informed decisions before those expenses are committed.
5. Access Matters More Than Many Owners Realize
An equestrian facility must work operationally after construction is finished.
Site planning should consider how horses, riders, tractors, footing equipment, hay deliveries, trailers, veterinarians and emergency vehicles will move throughout the property.
For commercial and competition facilities, circulation becomes even more important. Trailer parking, spectator traffic and horse movement should be considered carefully so that unnecessary conflicts are minimized.
A beautiful arena that creates traffic problems every day is not a well-designed facility.

6. Utilities Should Be Planned Early
Indoor arenas may require substantial electrical service for lighting, fans, ventilation equipment, irrigation systems and other amenities.
Depending upon the project, owners may also need water, fire protection systems, communications, security, restrooms or climate-related equipment.
Planning utility routes before construction can prevent unnecessary trenching and avoid having to disturb finished roads, landscaping or arena areas later.
It also provides an opportunity to think about future requirements. Installing conduit or planning infrastructure during initial construction may be considerably less expensive than adding it several years later.
7. Orientation Can Influence the Horse and Rider Experience
Arena orientation is not simply an architectural decision.
Sunlight, prevailing winds, ventilation and surrounding terrain can all influence the environment inside and around an equestrian structure.
Natural daylight can make an indoor arena more pleasant and reduce dependence on artificial lighting during daytime hours. Thoughtful ventilation and orientation can also contribute to air movement and help manage heat, humidity and airborne dust.

8. Plan Today’s Arena for Tomorrow’s Property
A horse property evolves.

Poor placement of the first major structure can make those future improvements difficult or unnecessarily expensive.
A comprehensive site plan looks beyond the immediate project and asks:
What could this property become?
Preserving logical expansion areas, access routes, drainage corridors and utility pathways can protect the owner’s options for years to come.

Where should the arena sit?
How will water move around it?
What is beneath it?
How will horses and vehicles reach it?
